Brookline Real Estate Developer Acquires Majority Stake in Norwood Arena Corporation
Real estate developer Alan G. Zuker of Brookline has successfully secured a controlling interest in the Norwood Arena Corporation, acquiring roughly two-thirds of the 85,000 total shares associated with the Route 1 stock car racing oval. According to statements from Zuker’s legal counsel, Walter H. McLaughlin Jr., the acquisition does not signal an immediate or complete transformation of the 72-acre arena property or an adjoining 113 acres independently owned by Zuker. However, holding the majority share grants Zuker the legal authority to dissolve the corporation and direct the future utilization of the land.
Zuker, who had held a minor 3,000-share stake in the arena for two decades, achieved majority control by purchasing primary blocks of stock from corporate officers Wesley Plummer, H. William Anderson, and John Peterson. He subsequently acquired smaller individual holdings outright and larger blocks under a 10 percent down payment arrangement—with final balances due the following August. Backed by business partner Eli Ames of Brookline, Zuker paid $11 per share, bringing the projected total cost to approximately $900,000 for the remaining 82,000 shares while assuming the corporation’s existing financial obligations.
End of Ownership Stalemate and Resignation of Racing Director Carl Merrill
The buyout effectively resolves a prolonged internal corporate deadlock that had previously blocked at least five separate acquisition attempts. Among rejected bids was a $1.5 million offer from Boston theater magnate Ben Sack—accompanied by a $5,000 deposit check—which was declined because it imposed financial conditions exceeding the corporation’s existing liabilities.
While internal factions had clashed over whether to preserve the site as a recreational complex, Zuker’s consolidation of power led to the immediate resignation of Carl Merrill, the track’s director of racing and architect of community-focused racing reforms. In his resignation letter, Merrill stated that current management held “no interest or desire to see the track maintained as a stock car operation.”
Future Zoning Plans and Community Goodwill Strategy
Attorney McLaughlin confirmed that Zuker intends to petition town meeting in six to seven months for a zoning amendment, seeking to transition the property from its current light manufacturing zoning to permit commercial or residential use. Although the sprawling site possesses the capacity to support up to 1,200 apartment units, McLaughlin emphasized that Zuker would not pursue a massive initial proposal. Instead, developers plan to advance a smaller, attractive project to foster public goodwill before proposing any larger-scale expansion. It remains undetermined whether stock car racing will resume for the spring season; however, if zoning changes are unsuccessful, racing may temporarily continue as a non-conforming use to maintain site operations.
