The appeals board Tuesday night delayed a decision on developer Frank R. Simoni‘s proposed golf course on ninety-seven acres near Access Road. Instead, the board voted to ask Frank R. Simoni to furnish a certified plan of the proposed golf course showing exactly where all building locations, parking areas, and setbacks are to be. Frank R. Simoni has said he plans to include a clubhouse, lockers, a sauna, swimming pool, gymnasium, tennis courts, restaurant and snack bar, a pro shop, and a facility for renting and maintaining golf carts. Although most of the land is zoned general residence, which allows a golf course under special permit if the parcel includes at least thirty acres, part of the Simoni land is zoned trunk highway business along Route 1.
In other business Tuesday night, the board again took up the cases of two proposed automobile showrooms. Public hearings on the cases were held June 5 when the board took the cases under advisement. The board advised Paul B. Badger of Badger Brothers Realty Trust to withdraw his request for two special permits and four variances and instead seek a zoning change. The board said he could present his case to planners when they meet next week. Paul B. Badger agreed to withdraw his request and go for rezoning. The Badger Trust planned to build an automobile showroom by enlarging an existing building at 181 Everett St. The building is now occupied by a plate glass company and a Fiat dealership is planned for it. The board said it supported rezoning because the land slated for the addition is zoned general residence and is bordered on three sides by a manufacturing zoning district.
In the other showroom case, the board gave a special permit to N.M.C. Inc. to operate a salesroom and lot for cars and trucks on a Route 1 site near Everett Street. Chairman George M. Eysie said the showroom would be the first Mazda dealership in Massachusetts and the second in New England. In another case, the board gave a special permit to Freeway Motors Inc. to expand its car repair shop on Route 1. In other business, the appeals board gave General Builders Supply Co. a special permit and a variance to build an addition for sales and offices to its Route 1 building.
The board denied the Norfolk County Trust Co. permission to build a parking lot in a residential area by means of tearing down a house. Board member Joseph J. Randall said the company wanted to build the lot so that traffic would move from Day Street through Beacon Avenue into the narrow Beacon Street. The board said allowing the parking lot would worsen the traffic situation on Beacon Street. In other business, the board held off making a decision on whether to allow Bartley J. King and Peter Boghossian to build a single-family house on a substandard Grant Avenue lot. Instead, the board will try to find out if the fire chief believes he can get fire apparatus to the end lot. The street narrows down to nothing at the end lot, Joseph J. Randall said. Joseph J. Randall remarked there are many houses on substandard lots in the Grant Avenue area, reflecting ongoing zoning and development discussions across the town of Norwood.
